Bob is Managing Principal of QPD with a background of over 30 years in real estate development and experience managing projects ranging in scope from $1 million to $75 million.
Prior to founding QPD in 2007, Bob served as Senior Vice President and Director of Development Services at Paradigm Properties in Boston, MA. Managing this affiliate of a major Boston real estate investment management company, Bob’s group provided comprehensive real estate advisory services and solutions for non-profit institutional clients in urban areas, principally Boston. Clients included schools, museums, health centers, and human service organizations. Bob also played an active role in the acquisition of commercial properties for Paradigm’s real estate fund portfolio.
Bob’s familiarity with public process comes from his six years of experience as Deputy Director of the Boston Redevelopment Authority (BRA). While at the BRA, Bob managed the City of Boston’s involvement with industrial and waterfront development, including planning, site selection and assembly, financing, permitting, and property management.
Bob holds a B.A. from Trinity College in Hartford, CT and a Master’s of Business Administration from the Anderson School at U.C.L.A.
Lindsay Richard

Lindsay has been managing comprehensive real estate development projects for charter schools and non-profit organizations since 2009. Over the last decade, she has had hands-on ownership of delivering facilities for charter schools, managing projects ranging in cost from $1 million to $50 million.
Lindsay began her career in commercial brokerage where she spent several years representing tenants in site finding and lease negotiations, primarily in the non-profit sector. She has an undergraduate degree in Economics and Political Science from Boston College.
Emma Blackney

Emma joins QPD as a Project Manager with strong backgrounds in both charter school work and the architecture and design industry.
Prior to joining QPD, Emma was an Elementary Educator in charter schools across both New York City and Boston. After leaving the classroom, Emma completed her Masters of Interior Architecture at the Boston Architectural College. As an architectural designer, Emma collaborated on both residential and commercial projects of varying scales, managing every stage of the design and construction process.
Emma is thrilled to combine her passion for education with her love for architecture in her role as Project Manager. Emma also holds an undergraduate degree in Communicatons and Human Development from Boston College.
